Affordable Housing push drives surge in steel demand at the Coast

The expansion of Kenya’s Affordable Housing Programme is beginning to reshape the industrial landscape along the Coast region, with steel manufacturers reporting a significant rise in demand for construction materials.
Across towns such as Nyali, Matuga, Diani and Mtwapa, new housing projects are steadily taking shape under the government’s affordable housing initiative. The programme, designed to expand access to decent and affordable homes, is also generating ripple effects across Kenya’s manufacturing sector.
Among the industries seeing direct benefits is steel production. Construction firms engaged in the housing projects are sourcing increasing volumes of locally manufactured steel products including reinforcement bars, roofing sheets, structural frames and other building components essential for modern housing units.
Manufacturers say the surge in construction has created a more stable market for their products. At industrial zones in Rabai, steel processing companies have scaled up production to meet the growing orders linked to affordable housing developments across the Coast.
Patel, the Manager at Jumbo Steel in Rabai, notes that the housing projects have strengthened demand for steel products that were previously ordered in smaller quantities.
According to him, the programme has provided manufacturers with a predictable supply chain and steady orders from contractors involved in large-scale housing construction. He explains that such consistency allows factories to plan production cycles more efficiently while also improving capacity utilization within steel plants.
Abdalla Hussein, Assistant Manager at Jumbo Steel Rabai, says the rising demand has also translated into expanded operational activity within the plant. The factory has had to adjust production schedules and logistics to meet the growing volume of orders coming from various construction sites across the region.
He adds that increased steel processing not only supports the construction sector but also sustains employment opportunities within the manufacturing ecosystem. From machine operators and technicians to transport and supply chain workers, the industry is witnessing broader economic activity linked to housing development.
Urban planners and architects working on the housing projects acknowledge the central role steel plays in modern construction. Aggrey Maganga, an architect based in Nyali involved in Affordable Housing Programme projects, explains that steel remains one of the most critical materials in contemporary building designs.
Maganga notes that structural integrity, durability and efficiency in construction timelines depend heavily on steel-based frameworks. As a result, architects increasingly rely on locally produced steel materials to ensure project timelines and structural standards are maintained.
The Affordable Housing Programme is therefore emerging not only as a social policy intervention but also as an economic catalyst. By stimulating demand for locally manufactured construction materials, particularly steel, the initiative is helping strengthen Kenya’s domestic manufacturing capacity while supporting job creation along the Coast region.
With more housing projects expected to roll out in the coming months, manufacturers anticipate continued demand growth — a development likely to further anchor the link between Kenya’s housing agenda and industrial expansion.
